AC & Duct Deep Cleaning

Deep cleaning of the AC unit, the air path and the drainage — not just the visible grilles and diffusers.

  • Across the UAE
  • Homes & businesses
  • Ducted & non-ducted systems
  • Scope agreed before work starts

What we clean

More than grille and diffuser cleaning

Visible grilles and diffusers are only one part of the air path.

Dust and build-up collect wherever air and moisture move through the system. That includes the inside of the AC or HVAC unit, the cooling coil, the blower or fan section, the drain tray and, where present, the return and supply ductwork.

Where mould or bacterial contamination is visible or suspected on accessible internal surfaces, those surfaces are cleaned first. After physical cleaning, applicable accessible components and duct surfaces may be treated with a biodegradable disinfectant as part of the agreed hygiene scope.

Follow the air through your system

From return air to supply

  1. Zone 1

    Return air

    • Return grille / vent
    • Return duct, air path or plenum (where present)
  2. Filtration

    • Air filter(s)

Note: Filter location varies by system.

  3. Zone 2

Inside the AC / HVAC unit

    • Cooling / evaporator coil
    • Blower / fan section
    • Drain tray
    • Condensate / drain line

Note: Internal layout varies by equipment design.

  4. Zone 3

    Supply air

    • Supply ductwork (where present)
    • Grilles and diffusers
    • The room

Water path (separate from airflow)

  1. Condensate from coil
  2. Drain tray
  3. Drain line

Ductwork is cleaned only where it exists.

What we clean at each stage

Where present and applicable, within the agreed scope.

Zone 1

Return / incoming air

  • Return grilles and vents
  • Return ductwork and return-air path
  • Return plenum

Filtration

  • Air filters

Zone 2

Inside the unit

  • Blower wheels and fan sections, removed where required and practical
  • Cooling / evaporator coils, cleaned and disinfected
  • Drain trays, cleaned, disinfected and flushed
  • Condensate / drain lines, flushed

Zone 3

Supply / distribution

  • Supply ducts
  • Grilles, vents and diffusers

Split and cassette systems without ductwork: indoor-unit components are deep cleaned. Duct cleaning applies only to ducted systems.

Cleaning and disinfection are separate steps. Cooling coils are cleaned and may be disinfected where applicable. Drain trays are cleaned and disinfected where applicable, and condensate lines are flushed. Accessible internal unit surfaces and applicable duct surfaces may be disinfected after cleaning, where included in the agreed scope.

Systems we clean

  • Wall-mounted split
  • Cassette
  • Ducted / concealed
  • Fan coil units (FCU)
  • Package units

Methods depend on system type, access and agreed scope.

Ducted or non-ducted: what changes

Ducted systems

Cleaning follows the applicable air path through the system.

  • AC/HVAC unit components
  • Return path and return duct where present
  • Supply ductwork
  • Grilles and diffusers
  • Drain tray and condensate line
  • Disinfection of applicable accessible components and duct surfaces after cleaning, where included in the agreed scope

Non-ducted systems

Wall-mounted split units have no ductwork. Applicable cassette and other non-ducted systems receive cleaning of the indoor-unit components only. Duct cleaning does not apply where no ducts exist.

  • Air filters
  • Cooling coil
  • Blower or fan section
  • Drain tray and condensate line
  • Disinfection of applicable accessible unit components after cleaning, where included in the agreed scope

Tell us what system you have and what you're experiencing. We'll confirm whether a quote can be prepared from the information provided or whether an inspection is needed.

How it works

How an AC deep clean works

Deep cleaning of the AC unit, air path and drainage, not just the visible vents.

  1. Tell us what you need

Share the property, system and service details. Photos can help where relevant.

  2. We confirm the scope

We review the system, access and job requirements. A site inspection is arranged where needed.

  3. Clear quotation

The agreed scope and quotation are confirmed before work begins, subject to any later site findings or customer-approved variations.

  4. Protect, then work

Relevant work areas are protected where required before service begins. We then carry out the agreed service.

  5. Handover

We explain the completed work and any relevant findings to the customer.

Some jobs can be quoted from the information provided. We'll let you know if a site inspection is required.

AC & duct cleaning questions

Do you clean ducts on split AC units?

No. Wall-mounted split units have no ductwork, so there are no ducts to clean. We deep clean the applicable indoor-unit components instead. Duct cleaning applies to ducted and concealed systems where ductwork exists.

What parts of the AC system are cleaned?

Depending on the system and agreed scope, this can include filters, the cooling coil, the blower or fan section, the drain tray, the condensate line, return and supply paths, and grilles and diffusers. We confirm the scope for your system before work starts.

Do you remove the blower or fan for cleaning?

Removal is carried out where required, practical and within the agreed scope. It depends on the system design and access. We'll confirm what applies to your system.

Do you disinfect the AC and ducts for mould and bacteria?

Yes. Where applicable, cleaning can be followed by treatment with a biodegradable disinfectant on accessible AC/HVAC components and duct surfaces as part of the agreed hygiene scope. Visible contamination may indicate microbial growth, but identifying a specific type of mould or bacteria requires laboratory testing.

Do I need an inspection before a quote?

Not always. Some jobs can be quoted from the information provided. We'll let you know if a site inspection is required.

Do you provide duct cleaning for commercial properties?

Yes. Commercial duct cleaning is scoped according to the duct system, access and areas included in the project. AHU and FAHU unit cleaning, where required, is assessed as a separate commercial scope.
